The Val�metro � generates an estimate of the value (sales-price) of houses in the Guadalajara Metropolitan Area (the municipalities Guadalajara, Zapopan, Tlaquepaque, Tonal�, Tlajomulco de Z��iga and El Salto). It compares your house with information about thousands of houses and calculates the value based on its general characteristics (size, neighborhood etc.).

. The estimate of the value of your house is based on its general characteristics. We�ve never been to your house. We don�t know if you just redecorated it, or if it�s in ruins. We haven�t seen your new kitchen, or the location on a corner of two main streets which make it ideal for a business. Because of that, the result of the Val�metro � is not an appraisal. To make an appraisal it�s necessary that an appraiser visits your home to look at its characteristics. A professional appraisal is much more exact and reliable than the result of the Val�metro �. The Val�metro � helps you to determine the price of your house, it doesn�t define it.

Some frequently asked questions about the Val�metro �.

I tried to calculate the value of a house but I didn�t get a result, why?
If we don�t have enough comparable data (of houses with more or less the same characteristics as the house which value you are trying to estimate) we can not present a value. We follow the statistical laws to define whether we can present a result.

The Val�metro � gives me a different value than last week, how is that possible?
We regularly update our data and add data to our data-base which we use for our estimates. The result (value) depends on all the houses in the data base. That�s why the same house can have one estimate today and another tomorrow.

I�m interested in buying a house. I calculated its value with the Val�metro � and the result is a value much lower than the price it�s offered for. Is the house too expensive?
If the value calculated by the Val�metro � is lower than the price for which the house is offered it doesn�t automatically mean that the house is expensive. It could be that the owner just redecorated the house, that the house has special features (luxury finishes, a pool, etc.) or has a special location. As the vendor how he calculated the price and when visiting the house check out the special features.

How does the Val�metro � work?
The Val�metro � compares a house with thousands of houses, of which it selects more or less similar houses. It takes its general characteristics into account (location, bedrooms, bathrooms, parking space, age, size) to make a comparison and calculate the value.

There is a sentimental value, a selling price, a buying price, a tax-base, etc. Which price does the Val�metro � calculate?
The Val�metro � calculates the selling price (the price for which a house is offered). It provides an indication for the price you can ask for your house. The price for which a house is bought depends on the negotiation between seller and buyer and normally is a bit lower than the asking price.

I would like to calculate the value of a house which is not located in the Guadalajara Metropolitan Area, is that possible?
With the Val�metro � you can only calculate a value estimate of houses within the Guadalajara Metropolitan Area (the municipalities Guadalajara, Zapopan, Tlaquepaque, Tonal�, Tlajomulco de Z��iga and El Salto). If the municipality or the neighborhood in which the house is located doesn�t appear in the list the Val�metro � can not calculate its value.

I would like to calculate the value of an apartment, is that possible?
With the Val�metro � you can only calculate a value estimate of houses within the Guadalajara Metropolitan Area (the municipalities Guadalajara, Zapopan, Tlaquepaque, Tonal�, Tlajomulco de Z��iga and El Salto). We can not calculate the value of apartments, warehouses, shops, offices etc.

Is the Val�metro � the same as an appraisal?
